Philadelphia MSA – Full Lease-Up & Reposition
Purchased in 2020 — Vacant at Acquisition
Challenge: 2-story vacant property producing no income.
Action:
Leased the first floor to two retail tenants.
Secured zoning variance to convert the second floor to apartments.
Ultimately leased the second floor to a local businessowner.
Seal coated parking lot and repainted the building exterior.
Result: 100% occupancy, strong cash flow, and tenants providing valuable community services.
Philadelphia MSA – From 90% to 100% Occupied
Purchased in 2021 — Sold in 2024
Challenge: Single vacancy in a busy retail corridor.
Action:
Leased vacancy to a franchise restaurant tenant, achieving full occupancy.
Repaired and seal coated the parking lot.
Renovated the pylon sign for improved visibility.
Result: 100% occupancy and sold 2.5 years later
Chicago MSA – Planned Enhancements
Purchased in 2024 — 90% Occupied at Acquisition
Challenge: One vacancy and dated exterior in a high-traffic, affluent corridor.
Action:
Leased vacancy at market rent to an experienced operator.
Improvements are underway - Parking lot repaved in 2025 and facade upgrades, new pylon sign, and upgraded landscaping underway in 2026.
Result: Managed by a trusted local property management company under our direct supervision, strategic upgrades underway, and working on leasing to market rents.
Chicago MSA – Occupancy Gains in Progress
Purchased in 2024 — 45% Occupied at Acquisition
Challenge: Low occupancy and dated appearance.
Action:
Renovated the common area and improved landscaping.
Built a turn-key unit and repainted the building exterior.
Signed one new lease and extended a lease with a growing medical practice.
Result: Occupancy increased with additional leasing activity underway.
