He brings that same analytical precision to commercial real estate — leading underwriting, market analysis, and acquisition strategy for Champion's growing portfolio, sourcing both on and off market opportunities across the Philadelphia, Chicago, and Toledo markets. Sam is known for building deep, long term relationships with brokers and partners — the kind of trust that opens doors before deals ever hit the market. His sharp focus on cash flow optimization, risk reduction, and durable value creation ensures that every acquisition is positioned to perform from day one.

Liz Bapasola holds a doctorate in Higher Education Leadership and spent over a decade as a college administrator and leadership educator — managing complex operations, building systems, and developing people across institutions. She brings that same operational discipline and human centered approach to commercial real estate, leading asset management, lease-up strategies, and marketing across Champion's growing portfolio. Liz believes that how you treat people — tenants, team members, and city officials — is inseparable from how well your assets perform. She ensures every property operates effectively, compliantly, and profitably while building relationships grounded in integrity and collaboration.
In 2011, Liz was selected to speak at TEDxTempleU where she challenged audiences to lead with integrity and embrace what she called 'a responsible freedom' — the choice to use your position to make things better. That belief is the foundation of Champion.
